Great experience

I was a first time real estate buyer here in Florida. The commercial transaction was related to both an E2 visa on my side and a 1031 tax exchange on the side of the sellers. This required quite a bit of flexibility and creativity to accommodate the interests of everyone involved in the matter. Fortunately Drew proved to be knowledgeable on finding a solution for the timing of the contract that allowed for all to go through smoothly.
The fact that Drew was promptly available to work out any issues is a BIG plus that should be taken into account when looking for an attorney.

In the end, everything went well and everyone was happy.

I’d definitely recommend Drew to anyone in similar complex situations.

Amazing results with Melville Law!

I could not be happier with the outcome of my first home purchase after hiring Melville Law, PA to handle the whole transaction.
Mr. Melville's knowledge and expertise to navigate through what can be a grueling and stressful process was a buyer's dream come true for me.
I was hoping to win a bid and buy my first home on an auction website.
Mr. Melville advised me on how bid most effectively which allowed me to win the bid that yielded a large amount of home equity with my first home purchase. Not only did he help me attain the winning bid, he was able to persevere a very one-sided, “As-Is” contract that was heavily in favor of the seller, a government-sponsored entity who owns many of the loans in the American market and can be riddled with bureaucracy.
He demanded from the seller to repair a leaky roof soffit and dying sod that were the genesis of two city code enforcement violations, that he later assisted me in getting those city code liens reduced to a fraction of the original amount owed. He accomplished this by displaying a thorough presentation in front of the city committee with the before and after improvements to the property that seller and I made as well stated my case in which he got the city violation amount heavily reduced.
He also got the seller to agree to make the repairs under an “As-Is” contract where they could have said no and been completely within their rights.
Mr. Melville had contacts within the seller’s organization who also helped shepherd the repairs through.
As the contract was nearing its expiration date, I faced several problems:
1. The roof repair had not been made;
2. I was facing eviction from my current landlord’s foreclosure;
3. It was nearing the holidays and with extended family in town, my family would have nowhere to stay if evicted before closing.
Mr. Melville went well above and beyond the call of duty, and I was completely blown away by the results his firm produced as well as succeeded in getting me closed on time.
I would utilize Mr. Melville services over and over again for any real estate transaction in the future and will be recommending him to all my family and friends who need help with any type of real estate down the road. Thanks again Melville Law for your outstanding services and amazing results!
