Corporation

A group of people own land along an easement and are required to build a road. A majority of the landowners sign, but a few refuse. All landowners benefit equally from the road, but those who refuse have not put in their fair share of costs for the road.

Subject to a review of the easement documents and a survey, the general rule is that the easement holders who pay for the road are entitled to exact the proporationate share from the deadbeats. Generally speaking, not a terribly complex or expensive suit to bring, and with the costs shared among the payors, should actually be quite affordable.
