Probate is the process of administering a dead person assets. I am unsure exactly what is happening in your case because I do not have enough information. But generally, you would probate the deceased person's Will and then the estate would deed you the property from the dead person's estate. Once you had the deed in your name, you could do whatever you wanted with it. If you need to sell it faster, you can open a probate and sell the house out of the probate quickly, then wait for the probate to end and distribute the money.

You need to file the will for probate is the first answer but without reviewing the documents and death timeline. I could not tell more without facts.

Probate is a court process that allows property to transfer to an heir or beneficiary after someone dies. A deed to land can be issued by the personal representative during the probate process.
