quit claim
My parents have a property in CA they want to transfer to me. They are both on the title and the mortgage. Assuming they transfer the property to me through a quit claim deed, what do they have to do to get their names of the mortgage and transfer the mortgage tome? Do they have to refinance or are there other options?
My tenant moved out on the day the rent was due the 20th of April. The lease expires
on July 19 2017. It's a one year lease. She gave a security deposit of one month's rent of $1,600. The condo unit is in Palm Beach Co., Florida. Without my knowing she put her son of 22 years old to live there. He cause a flooding from clogged up toilet , besides not ever telling me that there was a leaking flapper valve in the tank. It cost $12.00 in Home Depot. The lease stipulates that any repairs under $75 dollars is the responsebility of the tenant,s When the condo association found out that he was causing problems with the neighbors they requested him to leave the premises. Can I sue her for breaking the lease in small claims court for early termination/liquidated damages? Up to a max. of $5.000 ?
