What to respond to a tenant?

Legally, a job loss or other lost source of income doesn't create any kind of defense to payment of rent. However, due to the COVID19 outbreak, courts are basically closed for a month and a half, so an eviction would take longer than normal. Also keep in mind, that depending on the source of your mortgage (is it federally backed?) there may be new laws and restrictions coming out that prevent an eviction. In the meantime, your tenant will be getting some money from unemployment. If you make a deal with him, make sure it's clear that you aren't waiving or changing rent, but expect him to pay ti back when he can. I think the government is likely to come up with some money to help people who are laid off pay rent. The government should ALSO work with you to delay tax payments or utility payments.

Unless and until the government steps up and suspends rents and mortgages, unfortunately this is something the two of you need to work out best you can. We are all in new territory.
