Are documents legal if their titles are wrong?

In our community we have restrictions on our deeds. The covenant of restrictions is always referred to as ''Deed of Restrictions''.

It is not a deed as a deed is an instrument that conveys property.

Are residents bound by this document even though the name is bogus? If my wedding license said ''Deed of Drivers License'' on it I'm pretty sure I would not be married.

"common names" typically would not affect the type of document you are referring to. The actual content, structure, and whether it was recorded in accordance with statute, will do more to determine its legality.
