My land Lord is increasing rent yet has not fixed the repairs mentioned to her which involves molding on our carpets and tub..they had a very rusty water heater that started to leak after they attempted to make adjustments, then they fixed a cracked in out tub which was there when we moved in, and blamed us for it. I had pictures of it. So their attempt to fix that cracked also created an uneven and rough tub which causes water entrapment and more molding.. now they're increasing rent. Should I look into suing them.

Your damages are likely not going to be significant and almost certainly not more than the rent you're paying. If the property isn't worth what they're charging, you should probably first look into finding a new place. Good luck,
