We have signed contract to buy and are scheduled to settle on 2nd home in state of DE on 3-27-20. We live in state of PA. Due to coronavirus / COVID 19, what happens if we can not travel to DE for pre-settlement inspection? We do not want to purchase home if we can't inspect it. We will move forward once we are able to travel for pre-settlement home inspection. Even though the situation isn't our fault, if we propose pushing out settlement, could we lose our deposit money? We are in uncharted waters here....Do you think we can legally postpone settlement and not violate our contract?
Call the attorney and realtor for advice. Odds are, it would not be seen by a court to be a breach, but a review of the contract is needed to more fully advise you. The attorney can also tell you whether the Sussex County recorder of deeds office is functioning, whether your financing is going to be held up, etc. Good luck.

I have a friend that joined the national guard several months ago at a time when she was angry and having a fallout with her boyfriend. Now she is regretting it and trying to find a way out without getting into trouble. Is this at all possible. She has become very stressed over this.
