My annoying tenant
My annoying residential tenant is late on the rent - after they pay the rent, can I still serve a 3-day notice for the late fee ($50)? No rent control, City & County of Los Angeles. Would be happy to have them gone, no worries there. Thank you!

Why not wait until next month. If they don't pay when the rent is due, serve them with the 3-day notice on the next day. If they don't pay within 3 days, then file your unlawful detainer and don't accept their rent. I guess, in a roundabout way, I'm saying that the late fee might not get you the court relief you want.
