The answer depends upon a lot of things. Most important is the lease and the second is whether the lease will be enforced as written by a court. You should consider having a lawyer review the lease to assess what options you may have and if appropriate have the lawyer contact the LL on your son's behalf albeit in a phone call, informal email or in a formal demand letter. The contact from the lawyer may make it more likely that the LL will negotiate a mutually beneficial and amicable resolution with your son.
