When does a quitclaim deed become a deed?

A deed is effective between the parties when it is executed by the grantor and delivered to the grantee (the person getting the property). It is effective as to third parties, like a judgment creditor or tax lien creditor like the IRS when it si recorded at the Register of Deeds Office in the county where the property is located.
